Commercial Property Manager

We are a multi-property Landlord with a mixed portfolio of commercial, retail and industrial properties across Canada.

We are a small, friendly group of professionals who pride ourselves on the quality of services and constantly do our best to ensure a high level of tenant satisfaction.

We currently have an opportunity for an experienced Property Manager to join our team in Winnipeg to take responsibility for the smooth running and operation of the portfolio.

Reporting to the CEO directly, the experienced Property Manager will be responsible for, but not limited to:

• Coordinate building management services and supervise contractors and employees to ensure buildings are maintained in excellent condition;
• Approve, recommend, and negotiate company expenditures;
• Make recommendations for preventative maintenance as seen necessary, create action plans, and monitor individual site performance;
• Approve and coordinate tenant construction requests as well as move in/move out occurrences;
• Handle some aspects of leasing procedures including advertise the availability of rental of premises and the preparation of lease documents
• Ensure all budget targets are met, managed and controlled;
• Create and maintain solid relationships with all tenants, assist with tenant services when necessary;
• Collect rents and other monies due and payable; and
• Be available on call after hours for any tenant emergencies and act as holiday relief for other property managers.

Accunting background, and property mangmaent official designation will be appriciated.

The Candidate:
Applicants for this role must have the following:

• 3 - 5 years working experience within commercial property management
• strong financial skills including budgeting
• An undergraduate degree in a relevant discipline is an asset
• Deep understanding in property management software, Spectra knowledge is an asset
• Proven track record of tenant relations and working with contractors
• Excellent organizational skills with the ability to complete tasks efficiently and in a time sensitive manner
• Excellent communication skills, both oral and written
• Proficient with Microsoft office
• Must have the ability to use own vehicle for work related transportation

Compensation: Full qime Position with annual wages + Bonus for reaching goals.
