Our Crown Corporation client is looking for a Senior Market Analyst, with 5yrs of related experience to join their team in Winnipeg, MB!

 

 

 

JOB DESCRIPTION

 

 

 

The Senior Market Analyst is responsible for providing substantive and timely analysis and forecasts of economic, housing and mortgage market trends at both regional and local levels.  The incumbent also provides senior analytical support to business lines, extensive client relationship management and is a key spokesperson on issues of corporate importance, as required. 

 

 

 

You will be an integral part of the Canadian housing framework, by tracking information for local, provincial, regional, and national markets, the Market Analysis function provides the housing industry and consumers with the latest statistical information and analysis of housing trends, to support informed decision -making. 

 

 

 

RESPONSIBILITIES

 

 

 

Analysis and Forecasting

 

  • Monitors, analyzes, and forecasts factors that influence housing markets, such as population growth, migration, employment, income, investment, exports, inflation, and industry trends. 

  • Uses econometric models, leading indicators and modeling with the Potential Housing Demand model to analyze housing demand.

  • Monitors and analyses housing supply including unsold listings and new home inventory.

  • Analyses and forecasts existing home sales, housing starts, prices, absorption, and unsold inventory, rental market vacancy rates and rental rates.

  • Provides market analysis reviews for complex projects at the commitment, default management and disposal stages.

  • Leads large-scale internal reviews for other business lines. 

  • Undertakes detailed analysis of niche markets, to reduce underwriting risk and provides comprehensive analyses of critical markets or complex market segments as assigned.

     

    Research

 

  • Conducts primary research or works with external consultants in the provision of research on factors that influence housing markets.

 

  • Determines how factors such as government regulations and legislation, lending practices, taxation, land supply, new market trends, and buyer profiles, affect specific housing markets.

  • Consults with others in the industry to determine specific areas where research could be required.

     

    Communication

 

  • Provides a range of interviews, presentations, and written analysis on housing related topics.

  • Acts as a spokesperson on housing market topics through interviews with the media, housing industry representatives, consultants, researchers, government department officials, and the public and as a representative on various committees and associations.

  • Acts as a spokesperson on housing market issues with media.

  • Builds relationships with industry groups and associations through the preparation and delivery of presentations and attendance at industry meetings (e.g. HBAs and real estate boards).

  • Prepares media releases on topics related to housing markets.

  • Develops the analysis component for client reports such as the Monthly New Housing Report, Housing Market Outlook, and the Rental Market Report.

  • Prepares special reports necessary to assess the complexity of specific markets.

  • Increases visibility through media, conferences and marketing efforts.

     

    Program Development

 

  • Develops prototypes as an individual or as part of a team for potential new products for client testing. 

  • Analyzes feedback from clients to ensure that new products respond to needs and are cost efficient.

  • Actively promotes products and services to build client levels and generate revenues.

     

    Other

 

  • Provides valuable input into the functional planning processes.

  • Provides recommendations for take-up of Regional Market Analysis budget lines.

     

     

    QUALIFICATIONS

     

 

  • University Degree in Economics with 5 years related experience or an equivalent combination of education and experience.

  • Demonstrated sound experience with econometric modeling, regression analysis, and seasonal adjusting.

  • Demonstrated experience in dealing with the media.

     

     

    Knowledge and Skills

 

  • Broad knowledge of the housing sector.

  • Strong analytical and intuitive skills – ability to reason logically, develop assumptions, and synthesize data, analyze business and economic conditions and interpret their impact on both the housing market and operations.

  • Strong communication skills in both English and French (written and oral), including the ability to speak and write clearly and succinctly in a variety of settings and styles to communicate messages that have the desired effect.

  • Good organizational skills, including project management and the ability to undertake and complete multiple, concurrent tasks.

  • Demonstrated ability to work independently and in a team environment.

  • Demonstrated ability to work with a variety of computer applications including, spreadsheet, and presentation software packages.
